This one was a real challenge - 4,200 sq ft perched on a steep slope with killer views of the inlet. The clients wanted something that'd blend into the landscape but still feel contemporary. We ended up doing these cantilevered volumes that kinda float over the hillside. Got LEED Gold on it too, which wasn't easy given the site constraints.
Downtown mixed-use is always interesting because you're juggling so many different needs. Ground floor retail, office space above, residential units on top - and everybody wants something different. This 8-story build ended up being one of our favorites. The street-level interaction really worked out, and those setback terraces on the upper floors? Chef's kiss.
Sometimes the best projects aren't about building new - they're about respecting what's already there. This 1920s character home needed serious interior work, but the clients (rightfully) didn't want to lose that classic Vancouver charm. We opened up the main floor, brought in tons of natural light, and kept all the original millwork. Modern living in a heritage shell.
Our first net-zero commercial project and honestly? It pushed us in ways we didn't expect. 28,000 sq ft of office space that generates as much energy as it uses. Solar array on the roof, geothermal heating, rainwater reclamation - the whole nine yards. The glazing system alone took six months to spec out properly, but when you walk through on a sunny day and realize there's no HVAC hum? Worth every headache.
Four laneway houses on what used to be just parking spaces and overgrown yards. Each unit's only 850 sq ft but they don't feel cramped at all - lots of vertical space, big windows, and we got creative with the storage. These sold before construction was even finished.
Restaurant interiors are a different beast - you've got to think about flow, acoustics, lighting for different times of day, and somehow make it Instagram-worthy (yeah, that's actually a client requirement now). This 3,200 sq ft space had good bones but terrible layout. We reworked the whole thing, added this floating walnut feature wall, and completely reimagined the bar area. Owner says they're doing 40% more covers now.
Passive House certification is no joke - the tolerances are insane. Every window, every penetration, every joint has to be perfect or you're losing heat. This 3,800 sq ft family home uses about 90% less energy than a standard build. The clients' heating bill last winter? $47. For the whole season. The design isn't compromised either - tons of glass, open plan, and that south-facing glazing is doing serious work.
That awkward moment when a 1980s office tower needs to compete with all the new builds going up around it. We couldn't touch the exterior, but we completely transformed the lobby and main floor. New curtain wall system, upgraded all the common areas, and redesigned the elevator cores. Went from 70% occupancy to a waitlist in eight months.
